Feng Shui For Condominium And Apartment

High Rise is the future trend in property as land is getting scarce. This is very evident in Singapore and Hong Kong where land is really scarce and less. Malaysia is catching up fast too.

I am more familiar with Malaysian and Singapore Feng Shui since I have many clients here.

So the question is, Is High Rise Property less Auspicious compared to landed ? In my book Winds of Change – The Myth and Truth of Feng Shui and Bazi, there is a case about how an little apartment that violated most Feng shui taboos did well after moving it. You can read it out in the book available on Amazon or Kinokuniya in Malaysia.

Feng Shui In Singapore

Since Singapore has the most high rises such as Condominum and HDB apartments, I shall focus my article on the cases I have done in Singapore. Some of them are a redo of famous Feng Shui Masters in Singapore.

To begin with, conceptually Feng Shui for Condominium and Apartment are audited the same way as a landed property except for a few new twist. This kind of Feng shui is more complicated since it is not well documented in the old Chinese Feng Shui Classics. Thus a strong understanding of the concepts of Feng Shui is very important.

A lousy doctor at most kills a patient but a lousy Feng Shui Master can kill the entire family. I will share some short cases below. Stayed tuned.

The 2 usual major complications are how to determine the Facing of the unit and The Period of the unit.

Xuan Kong Liu Fa – A Town That Lost It’s Glory

After my last blog about City land forms on Kuching Town in Sarawak and how land form Feng Shui has influenced the growth of that town. After that blog posting back in 2015, it drew praises as well as criticism from some Feng Shui critiques who do not understand the San Yuan Liu Fa system.

Xuan Kong Liu Fa, also known as the Six Method, is an extensive system that deals with major land formations right down to small properties within the San Yuan School. It is a system that is not well known and relatively little source from the internet. This system has 2 major origins, one from our lineage and the other is from Taiwan. There is some variation in the system from the 2 sources as well.

I was challenged again to investigate this little town up north of Malaysia in the State of Perak known as Taiping because some friends asked me about it.It was once a flourishing town with all the firsts in Malaysia, a booming economy and produced many talents but now it has been labelled as “old folks town”

Taiping is one of the few towns in Malaysia that still carries a Chinese meaning 太平 behind that means eternal peace.

Taiping as a long history and you can read about it in Wikipedia as well as a few other sites listed below. I have made a simple time line on the history of this town.

Best Feng Shui Experience

Recently I was conducting a Feng Shui class, it was an amazing experience. It was amazing because 3 of them were once my clients.

And you maybe wondering why are they in the class? It’s because they have consulted several Feng Shui masters before but did not had the experience they have . The results after my consultation were beyond their imagination.

Overseas Superstition Wind

This overseas client had 2 prior Feng Shui masters to consult her house some years ago but the situation wasn’t any better off despite all the recommendation of “cures”. One even had a very professionally thick folder with beautifully done up report.

Finally she found me for some reasons and trusted me despite I looked “young”! Well her trust paid off because after the changes she and her husband felt the positive results after real feng shui is applied. The sales increased and harmony was better. Indeed life is much smoother than before. The long flight was all worth it.

Tilted Door – What Superstitious Master called “Crooked Mouth”

The irony was that, the client told me non of the “masters” could tell there was a mountain in front of her house and what it does to their property. Instead he asked my poor client to put big rocks in front to create a “mountain”. Then some crystals here and there. Most superstition master’s advice are merely Feng Shui myths.

XKDG Date Selection – Auspicious San Sha

Introduction to Xuan Kong Da Gua Date Selection System

Xuan Kong Da Gua (XKDG) Date Selection system (玄空大卦择日) is one of the most profound and elaborated Feng shui Date Selection system because it uses the 64 hexagrams to calculate the auspicious timing but what makes it stands out of other date selection system is that it incorporates a holistic system that encompasses Heaven – Earth – Man factors during the calculation.

Chinese metaphysics systems is all about harmony with nature or heaven because Heaven is the leader and it is good be in harmony with the will of Heaven.

Before we even embark on this step, we first have to get a clearance. We have to ensure the Date is not afflicted with Year or Month Affliction and even down to the Hour.

Heaven here represents the Date. The Date in XKDG is not as simple as you can just flip the Tong Shu. It is has be calculated and selected carefully to achieve what we want to achieve with the date whether it is harmony, health, money, advancement or quick results.

After we have got a date, the job is not finished yet. We then have to make sure this Date can match or communicate with the Earth system.

The Earth here represents the House Feng Shui. A date that cannot communicate with the House is a weak date and gives only small effects. Lets assume we can have the Heaven communicating with the Earth or Date and House is able to communicate, we are still not done!.

Mystery of Yin Feng Shui

阴宅風水

Here I try to address some of the misconceptions about Yin Feng Shui or sometimes known as Ancestral Feng Shui or Graveyard Feng Shui.

This type of feng shui is the least accepted in the Western Culture due to lack of understanding and misconception brought about by some self taught “masters”.

1.Feng Shui can have different effects for different family members.

The first thing to note is that the influence of ancestral feng shui on future generations of men and women is different. I have come into contact with such an example: One family, three generations are good daughters, not only can marry a good husband, his own development in all aspects is also good, his children are also good; and each generation of son, is only mediocre, There wasn’t much to say, and most of them were short lived. They all lived to be 60 years old. In the end, I decided that the problems in his family were on the ancestral graves. The result of the field survey was also the same.

The southeastern side of his ancestral ancestral home is far away from a beautiful mountain peak, soothing sentimental in shape; while in the east, it is facing the canyon and the eastern part of the burial ground collapsed. In the southeast position, that is the Xun 巽 sector, represents the eldest daughter and in the East sector that belongs to the Zhen Gua 震 corresponds to the eldest son of the family.

2. The Impact on each “family” is not the same

The influence of feng shui of ancestral graves on sons is also different. Generally speaking, the effect on the eldest is not the same as on the second and fifth, and on the third and sixth. And so on. This is determined by the classification of family members.

The professional tool for investigating the Yin-fengshui feng shui, the Luopan or the Chinese Geomancy compass, divides the direction of the plane 360 degrees into twenty-four directions, and we group them calling it “a three-in-one mountain”. For example, 庚酉辛 belongs to the West. West represents the youngest daughter.

Therefore, some ancestral graves are favourable for the eldest son family, they may not be favourable for the second family and so on.  There are many reasons for this. Some are deliberate (by design) while others may be due to surrounding land formations that naturally favour certain family.

I have come into contact with such a case: There is a family, the eldest son had a dumb daughter, his son had a nephew and grandson; and the second child has very good children.

3.Outsiders paying respect to deceased can “steal” their Feng Shui.

Some old Chinese still follow the old tradition that daughters are married off children thus are not allowed to pay their respect to their parents or grand parents. The reason is that they believe that by praying to the ancestors the good fortune of the grave will be “taken” by them.

However this is not true. It’s just some superstitious believe because if this is true, I will be praying to the rich man’s ancestor grave and thus I can also be rich while the rich descendants will be poor. We know this does not happen. Their descendants remains rich till today.

Every descendants inherited the DNA from their ancestors. Thus outsiders like me cannot benefit from the good feng shui of the grave for the simple reason I do not have their DNA.

4. The impact on the fortunes of future generations is manifested in various aspects.
Specifically, the influence of ancestral (Yin) Feng shui on children almost covers all aspects of life, such as people’s most concerned about wealth, marriage, children, health, authority, etc., in particular, the effects are obvious.

i, marriage
If the ancestral graves were built in the widowhood, the marriage of the children would be greatly affected. Before, I once dealt with such a case: There are family members and both sons are in their thirties, but they have never been married. The old man is very anxious. I surveyed the ancestral graves of his family and discovered that they were in a widowhood and chose to relocate the graves for his family. Less than a year after the graves were relocated, the two wives entered the door.

ii. children
The number of children and whether or not their children have any interest can be predicted from the ancestral graves. Sometimes a BaZi or destiny charts shows but some how the couple cannot bear child and this has to do with the ancestors grave. The problem can come from the husband or the wife side of the ancestor grave.

iii, health, longevity
The quality of the child’s body and the length of his life are also reflected in the feng shui of the graves.
The influence of ancestral feng shui on children and health has been mentioned above. There is not much of repetition here.

iv, wealth and prosperity
The quality of a person’s life depends on his birthday. But feng shui can change his fortunes. For example, if this person is destined to be a millionaire, generally speaking, he will not be poor, but how much money will he have in the future? The feng shui of the yin house can only allow him to have one million, and it can also allow him to reach 9.99 million. In this range, feng shui can play a role because there are other influencing factors. One of it is our Bazi or destiny chart.

v, authority and promotion

The ability for one person to rise in authority can also be attributed to Yin Feng Shui. In Malaysia we have many such cases, perhaps Malaysia is blessed with many good Feng Shui masters. However they are not famous. The recent event in the Malaysia political scene as seen one such case. When my friend took me to audit the ancestor grave of that person, I knew he will rise to the top and indeed he did.

I have also another article on this that happened in Taiwan.

Qi Flow, The San Yuan Path

Once I was dealt with a very difficult project. The sales situation with the retail business was not in good shape and it has been on the decline since a few months. The main door was affected with inauspicious sha (煞气) energy and this was one of the cause of the slow down.

Perhaps a stroke of affinity, that this client managed to locate and trusted me to help improve the business. After studying the layout and business, I found a way to minimize the cost of renovation and same time can improve the flow of auspicious Qi to improve the business.

Sales improvements
Actual Results: Red Line – Averages before Changes, Green Line – Average after Changes

The Qi Flow Improvement Results

Its a concept called Qi Flow. There are various schools of Feng shui and thus each school has their own concept of Qi Flow. In San Yuan schools of thoughts there is also a Qi Flow concept.

Apart from the above improved trend, the sales compared to next the previous month is a jump of 16% in mere 3.5 weeks after changes implemented. So what made this improvement possible?

Feng Shui That Works

Most often people are skeptical if Feng Shui really works or just another hocus pocus or folk superstition. This largely depend on the person’s past experience or the place where they come from. If they come from a community that has strong superstition background well likely they will believe in putting things or item placements as part of Feng shui.

If one comes from religious background such the small villages of South East Asia, then probably religion will likely creep in as in “Feng Shui”. These group believe that Feng shui is religious with Daoism, Bagua mirrors, prayers, chanting etc.

If one comes from the “science or motivational school” then Feng Shui becomes illogical because science has not fully proved it and or they believe their success is purely their own ability.

Some have had bad experiences and thus blamed Feng Shui does not work or is just a fake art.

Feng Shui works if applied correctly. What do I mean by “applied correctly” ?. I mean:-

1.Correct Method Applied.

Every Feng shui method works but not all method works consistently. So getting the right Feng shui master with a good lineage is vital in this process. It has to be a good balance between the Knowledge and Application to many cases.

I have many cases in this blog that shows how Feng Shui was applied and resulted in positive outcomes. That, to me, is Feng Shui that Works!.

Voided Feng Shui

Why is it some malls are not able to perform or badly perform as in drawing in crowds? Is there a Feng Shui reason behind? We know that in Kuala Lumpur, there are malls with more than 20 years and yet holds high rental yield and full of crowd. Is it because purely due to location?  Today we investigated 2 such places in Kuala Lumpur.Void is a phenomena in feng shui whereby the building is in a position that is really bad Feng Shui.

The Glades, Putra Heights

The Glades Plaza was built as part of the complimentary for it’s gated Glades bungalow units back Quarter 4 of 2013. Photos taken this year shows that no business could survive there except their property sales office. Why can it be that bad? A property developer that is top 10 in Malaysia and it’s Feng Shui was heavily promoted by an internationally famous Feng Shui master from Kuala Lumpur, why then it can be in such sad state?A few business tried to open there but closed down not long after. The last being a cafe.Is it due to poor marketing efforts or was played down by a hidden hands of Feng Shui? What was possibly missed out in the Feng Shui assessment? Gone were the days where bus load of students enthusiastically measuring with their new luopans that I vividly recalled while passing by back then. The sad truth is that many behavioral economists know very little about psychology. – Richard Thaler

Sad Mall

Summit mall USJ has been opened for more than 20 years. Its a Sitting East Facing West property 卯山酉向 build around 1997-1998. Flaking this mall is a big office block and SEGI college and Summit Hotel.

Old view of Summit

About August of last year, it had a new face lift inside as well as outside the mall. They also lit up the parking bays which is commendable.

Upgraded Facade

Sadly today, after more than 1 year, Jan 2018, it has not improved in terms of crowd pulling. The simple reason is because the people factor of this mall is damaged.

Changed few major tenants, supermarket to B point and now Homedec. Many shops with some for as long as 17 years restaurant has closed down or moved out.

At this time where the economy is not so favorable, new tax laws, tougher business environment, new malls sprouting out nearby, it is understandable businesses are struggling. On hind side, it is still better then The Strand or the previous Subang Avenue and the USJ 19 mall.

Feng Shui For Human Factor

I was very pleased with this particular Feng Shui case and thus I have gotten the approval to share part of this case from the owner. This owner got this condo unit way back in 2003 and did some minor changes to the layout according to deity advice and later got a Feng shui master to audit the house in Singapore. 🇸🇬

This Feng shui master claimed he is from our lineage of Wu Chang 无常流 but I don’t believe so for a few reasons. Anyway there are many who likes to claim they are from Wu Chang because this is the authentic Feng Shui lineage. So readers do be aware of such claim.

Land Forms Feng Shui

The land formations wasn’t correct for a start. The house analysis was also deficient and the remedies was misinformed thus leading to the current state. 📉

For more than 10 years things has not got better & this I mean human relationships and harmony in the house. Money wise has also seen a challenging trend over the the many years.

If not for their hardworking and positive attitude I am sure it could have been worse. That is the thing about Feng shui, it works on small daily progress that is so small you don’t even feel a thing till you look back in time. Luckily there weren’t shortage of grit. 👍🏼

House Facing

The most challenging part in accessing this unit is to determine the facing of this unit. 🏠 Since this unit has made some changes when they moved in, it is different from the other unit in the same condominium development.
